Cooling Off Period

For 26-27 AY:-

The property offers a 5 day “cooling off” period. This means that you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.


1. From 1st August, the ‘cooling off’ period changes to two days after your tenancy agreement has been countersigned.

2. To cancel during the ‘cooling off’ period, you must provide written notice to your residence team within five/two days of receiving confirmation that your booking is complete.

3. If you validly cancel during the ‘cooling off’ period, you will be refunded any Advanced Rent you have paid to property management within 28 days.


For 25-26 Jan Intake (Short Term Lets): -

1. The property offers a 5 day “cooling off” period. This means that you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.

2. The student may cancel their contract by giving them the written notice (which may be sent by post or email, but not fax) that the student wishes to cancel. The notice must reach to the property:

(a) By the end of the 5th working day after the day they confirm to the student that their accommodation booking has concluded. OR

(b) Before the 31st July before the start of the period of stay, whichever is sooner. When they start to provide the student with services the cooling-off period will end, even if the student completed the booking process only two or three days beforehand.


Please note: For short stays, the property does not offer any cooling off period, all contracts are legal and binding.

No Visa No Pay

For 25-26 Jan Intake(Short Term Lets) & 26-27 AY:-

Once the cooling off period has expired, you can cancel your booking if:

1. Your UK visa has been refused In these circumstances, the property will allow you to cancel your booking prior to the tenancy start date. Please send your Visa refusal documentation to the property within 72 hours of receiving it.

No Place No Pay

For 25-26 Jan Intake(Short Term Lets) & 26-27 AY:-

Once the “Cooling Off” period has expired, you can cancel your booking prior to the tenancy start date if:

1. You have not acquired the grades to be offered a place at the chosen university.

2. You have failed to achieve the grades to continue your study at university.

In these circumstances, please provide evidence (UCAS notification) to the Residents’ Team within 72 hours of being notified.

Replacement Tenant Accepted

For 26-27 AY:-

The only other instance where you may be able to cancel outside of the cooling off period is if you are able to provide a replacement tenant to take over the remainder of your contract. You will not be able to explore this option if your rent account is in arrears. The replacement tenant must not already be living in a property. You will be liable for all rent due up to the date the replacement tenant moves into the accommodation. If you can find a suitable replacement tenant, you may be entitled to a refund if you have overpaid for your period of stay. This will only be paid if you are not in arrears and if the replacement tenant has signed their tenancy agreement.


For 25-26 Jan Intake (Short Term Lets): -

If you want to terminate your agreement after the cooling off period, you can do so only after providing the property with a replacement tenant who agrees to take the accommodation for the remainder of the period of stay.

Please note:  You will have to pay a reasonable cancellation fee to the property along with any other sums owed.

How do I make a booking?

They don't give out names for privacy reasons, but you can get a better idea of who you’ll be living with via their residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

When can I move in?

About two months before your move-in date (selected when booking), you'll be able to book a move-in slot that works for you. If you need any support for accessibility or travel reasons, be sure to let them know at this stage. Can I bring my pet with me?

As much as they love pets, unfortunately, they're not allowed in their accommodation unless they are registered service animals - sorry!

Does my room come with bedding etc..?

You're welcome to have guests stay in your room, however, residents may have a maximum of one overnight guest for no more than two consecutive nights provided that does not cause a nuisance or annoyance to other residents in the Building.

Will my flat get cleaned?

Your student room and shared areas will be spotlessly clean when you arrive, but after that, it's up to you! Don't hesitate to ask their Residence Teams for advice or help if needed.

What if I have an issue with my room?

Need something repaired? You can log any maintenance issues using the Concurrent App and their Residence team will be on hand to respond to requests as soon as possible!

Am I allowed to smoke at the property?

All their student accommodation is smoke-free, so please use designated smoking areas outside the buildings or in the courtyards.

How do I connect to the internet?

Connecting to the internet is easy - just connect your devices to the wireless network on arrival. You can also use an Ethernet cable, which you can plug into the network wall socket in your room.

Are my things covered by insurance?

In partnership with Endsleigh, they include free contents insurance for every student that opts to live in one of their buildings. Once you’ve registered with My Endsleigh, you can instantly access your cover details and policy documents to check exactly what's included and have the option to upgrade the level of cover if needed. Their claims team is on hand to advise whenever needed.

What can’t I do in my accommodation?

For health and safety reasons, they don't allow candles, incense burners, deep fat fryers, or any electrical appliances that don't comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please don't bring any of these on-site.

Who will come into my room?

They carry out room inspections three times a year and occasionally health and safety checks, but they'll always give you at least 24 hours' notice before entering your room.

How much fridge space is there in the studio rooms?

All studios come with a small fridge with a freezer compartment.

Can I bring my rice cooker/electric pressure cooker?

Sorry, but they don't allow rice cookers or electric pressure cookers - their high voltage can be dangerous.

What if I need to leave before my tenancy ends?

Do I need to move out for the holidays?

No, you don't need to vacate your room during the holiday breaks. Your room is yours for the entire duration of your tenancy, and you only need to move out at the end of the agreement.

What if I want to stay over summer?

How do you protect my money?

As a faculty of engineering student, the apartment is only 5 minutes away from the classroom, and there is a Tesco and a Chinese supermarket nearby, so it is very convenient to live and shop. The apartment has a study room, table tennis table and billiard table. The kitchen and room infrastructure are very new, and the apartment staff, security and maintenance staff are all very welcoming, professional and friendly. Welcome to Bailey Fields!

This accommodation is in such a good location for students and has a really friendly environment. The staff at Bailey Fields are beyond lovely, nothing is ever too much to ask, and there is a safe feel to the area with 24/7 security. This place is great, the interior is excellent, and the location is perfect - especially if you are studying in engineering. It is directly opposite the Pam Liversage building (for chemical and civil engineering) as well as the Mappin building (for mechanical engineering). The labs are also across the road, and the Diamond is just a stone's throw away.
