  • Cooling Off Period
    Residents may cancel their booking free of charge within 14 days of receiving the booking confirmation, provided that the cancellation request is submitted at least one (1) calendar month before the check-in date. Any amounts already paid will be refunded in full. If the cancellation request is made more than 14 days after the booking confirmation or less than one month before the check-in date, the standard cancellation policy will apply
  • Replacement Tenant Accepted
    Take over (alternative for cancellation fee): In order to prevent paying the cancellation fee, they offer an alternative option of a ‘student take over’. These are the requirements of a ‘student take over’. 1. You’ll need to find a student who will take over your Hotel Agreement under the same conditions (and who is also registered as a student at a university). 2. The ‘student take over’ can only start from the 1st of the month and they’ll need at least 30 days to process the request (example:
  • Early termination by students
    The Contracting Party may cancel the booking by paying a cancellation fee equal to three (3) months' Hotel Fees. If the remaining stay at the time of cancellation is less than three (3) months, the cancellation fee will be equal to the Hotel Fees for the remaining stay. Any Hotel Fees already paid for the month in which the cancellation is made are non-refundable. Payment of the cancellation fee does not entitle the resident to continue staying in the room.
  • No Visa No Pay
    Guests who are unable to take up their Hotel Student Stay due to visa refusal or university rejection are entitled to a full refund of their Booking, provided: 1. Valid proof of the rejection is submitted, such as an official letter from the relevant embassy, consulate, or academic institution; and 2. The cancellation request is received by the property management within seven (7) calendar days of the date of the rejection notice.
  • No Place No Pay
    If you do not receive a university placement, you will be eligible for a refund, by the property, upon providing proof of rejection or delay to reception, within one week of receiving the official notice.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice.
